Choosing the Right NDIS Accommodation: What you Need to Know

When it comes to living with a disability in a space you feel comfortable and secure, everyone’s specific needs are different. For NDIS Participants that require specialist accommodation, choosing the right accommodation for you or your loved ones can be a daunting task. There are many different types of disability accommodation available, as well as a number of different categories they fall under. In this blog, we’ll dispel all the confusing jargon around disability accommodation, as well as discuss the different types of accommodation available, and factors you should take into account when making a decision that best fits your needs.

What is NDIS Accommodation?

NDIS accommodation is any form of housing that is designed to meet the specific needs of people with a disability. This type of accommodation can range from group homes & shared housing arrangements to supported living arrangements, and everything in between.

The main types of NDIS accommodation are:

Specialist Disability Accommodation (SDA) – This is purpose-built or modified housing that meets the needs of people with high and complex support needs. SDA accommodation will typically be provided in the form of a group home, supported living arrangement, or registered boarding house. SDA housing will typically have a range of home modifications and assistive technology added to make the space as safe and comfortable as possible for residents.

-Medium-Term Accommodation (MDA) – As everyone’s specific needs are different, there might not be an SDA solution immediately available to you that suits your specific needs. MDA is a housing solution you can stay in for a short space of time while you’re waiting for a more long term SDA solution to be prepared for you. The NDIS will typically provide funding for Medium-Term Accommodation for up to 90 days.

-Short Term Accommodation or Respite care – This type of accommodation is designed for people that need short-term support, either to give their main Carer a break or to allow them to access other services or supports. Short-term accommodation can be provided in the form of a group home, supported living arrangement or a registered boarding house.

-Supported Independent Living (SIL) – This type of accommodation is designed for people with disabilities that want to live as independently as possible by providing some extra assistance with daily tasks. SIL can come in two forms. You can receive SIL in a shared or group living arrangement or this can also be provided while living within your own home. Typically SIL funding is provided to participants that require assistance for up to 7 days per week.

What to Consider When Choosing the Right Disability Accommodation?

Choosing the right accommodation to suit your specific needs is a major life decision that should be approached with care and consideration. There’s a range of important factors you should consider.

Does it have the right home modifications to suit my needs? Home modifications are physical changes made to a property to make it more accessible and comfortable for people with disabilities. These could be features like a handheld shower, grab rails or handrails. If you’re currently using a wheelchair, it’s important to choose an SDA that has been designed with wheelchair users in mind. This includes features like wider doorways and hallways, as well as ramps and lifts to allow easy access to all parts of the home. Before settling on your accommodation choice, request a tour so you can see for yourself if the accommodation caters to your needs.

Is the location right for me? One of the most important considerations when choosing your NDIS accommodation is its location. Socialisation and having close access to your family should always be front of mind. You’ll also want to consider things like public transport links, proximity to shops & amenities, as well as whether the area is safe and secure. If you have specific needs that mean you need to be close to a certain type of facility or service, make sure to factor this in when making your decision.

Can I see myself living there long-term? It’s important to choose an accommodation option that you can see yourself settling in. Changing accommodations can be a stressful and difficult process so if you’re unsure about whether an SDA is right for you, it might be worth considering a Medium-Term Accommodation option first. This will give you time to trial the accommodation and make sure it meets your needs before committing to it long-term.
